Facade design
Choosing Exterior Materials: Appearance Is Only the Starting Point
Exterior finishes must suit their exposure as well as the architectural direction. Sun, dust, moisture, cleaning and access influence how a material will be used and maintained. A good selection process compares complete systems, samples and practical requirements instead of approving a finish because it looks convincing in a visualization.

Define the exposure of each surface
A covered entrance, an exposed wall and a horizontal ledge do not experience the same conditions. Identify where water may collect, where surfaces receive direct sun and where cleaning access is difficult.
These observations guide the questions to ask suppliers. For a UAE or GCC project, discuss the actual location and environmental exposure rather than assuming one exterior product is suitable for every site in the region.
Compare systems, not material names alone
A material label does not describe its backing, fixings, joints or finish treatment. Ask for the complete proposed system and the manufacturer's application guidance.
The project team should confirm suitability, structural support and relevant performance requirements. A decorative render cannot demonstrate those properties. Where a material is proposed as a substitute, compare its system and detailing as well as its colour so the replacement does not introduce an unnoticed change in the construction approach.
Review variation and scale
Small samples can hide natural variation or repeat patterns that become obvious across a large facade. Request larger references, batch information or a mock-up appropriate to the decision.
Look at the finish in daylight and from a realistic distance. A heavily textured surface may read well close up but change the building's visual balance when repeated widely. Include adjacent frames, doors and lighting in the comparison so the palette reflects the whole elevation.
Plan maintenance before final approval
Ask how the finish should be cleaned, what products should be avoided and how damaged areas can be repaired. Review access with the relevant project partners.
A detail that collects dirt or is difficult to reach can affect the long-term appearance even if its initial finish is excellent. Record supplier maintenance information with the final selections. Treat this as part of the design decision, not as a document to find only after a problem appears.
Your review checklist
- Describe the exposure of each area
- Obtain complete system information
- Compare large samples or mock-ups
- Coordinate joints and adjacent finishes
- Record cleaning and repair requirements
Is the most expensive facade finish always more durable?
Price alone does not establish suitability or durability. The application, installation system, exposure and maintenance requirements matter. Ask the supplier and relevant specialists to explain those factors for the particular project.
